Boiler Service Benefits

  11. A service record is issued, which you can use to prove your Boilers have been serviced in the last 12 months if you suffer a breakdown.
  12. We’ll write to you a few months before a Boiler service is due again.

The Boiler Service Procedure

Casing Inspection And Cleaning

The Boiler casing is removed and inspected for leaks and signs of corrosion. Leaks and corrosion are signs of a defunct valve or worn seal, which we’ll investigate further. We may be able to repair minor case damage; otherwise, we may recommend a new case. The casing is cleaned inside and outside.

Checking Seals, Pipework And Water Flow

All seals and pipework are checked for tightness and leaks. Loose connections are tightened, and worn seals are replaced. Next, we check the water flow and pressure, which is adjusted if required. If we discover any blockages, we’ll locate and remove them. Blockages will cause Boilers to switch off continuously.

Internal Boiler Cleaning

All inside components are cleaned. Cleaning allows the Boiler to run efficiently and ensures accurate gas burner and safety device testing.

Gas Burner And Safety Device Checks

The gas burner pressure is checked, and if it’s running too high or low, it’s adjusted to the correct pressure. Next, we use a gas meter to run a gas rate check. This shows that your Boiler is burning the correct amount of gas. All safety devices are checked to ensure they’ll stop the Boiler and prevent damage in case of a fault.

Flue Gas Analysis And Flue Inspection

A flue gas analyser was placed inside the flue. This device checks rates of carbon monoxide, carbon dioxide and oxygen. This test shows that your Boiler is safe to run and do not pose a carbon monoxide risk. We check the flu function to ensure it’s expelling all noxious gasses while retaining heat.

Ventilation And Gas Tightness Testing

The ventilations were checked to ensure your Boilers got the required ten meters of cubic air for every cubic meter of gas burned. The Boiler and pipework are checked to ensure there’s no gas leak.

Reassembly, System Checks And Final Recommendations

The case is refitted, and the Boilers are switched on and checked to ensure they are running properly. We’ll also check that your radiators are getting hot and bleed if necessary. Recommendations may be made if your systems are severely clogged (in which case we’ll recommend a power flush) or there’s an issue with any central heating components. (we can make any minor adjustments there and then)

Clean-Up And Service Record Completion

After the service, the work areas are cleaned, and service records are written. Keep hold of the service record in case you need it anytime. Feel free to ask our engineer any questions about plumbing or heating. Our engineers are always happy to help.

When booking a Boiler repair with TM Hughes, a gas-safe registered engineer will work on your Boiler and present the required identification upon arrival.

Tests are then conducted to establish why the Boiler stopped working. Once we have established the fault, we can agree on a price for parts and labour and get to work.

Quick Repairs

Our vans are stocked with various essentials for Boiler repairs, allowing us to complete repairs quickly and keeping the overall cost down. When the parts are not in hand, we can usually get them locally. In rare cases, we may need to order the part and will come back at a later time (usually the same day or the next day if we have to resort to an overnight delivery)

Some Common Boiler Faults

Boilers are an overlooked, hard-working appliance as they get older. They become less efficient and more prone to failure. The parts can be replaced, and adjustments can be made to get your Boiler working again.

  • Boiler Keeps Switching Off – Low pressure causes Boilers to switch off continuously. Low pressures are caused by incorrect system pressurisation, leaks (worn seals, loose connections, and broken valves), blockages, and failing pumps. Never ignore a leaking Boiler. Always get it looked at.
  • Broken Heat Exchanger – Limescale and debris commonly block heat exchangers, which causes Boilers to fail. Unusually loud noises from your Boiler can indicate a blockage. Get any weird noises looked at before your Boiler breaks.
  • Broken Thermocouple – The thermocouple manages the level of gas the Boiler burns, cutting off the gas supply (preventing gas leaks) if the pilot gets blown out, a vital safety feature of all Boilers. If the thermocouple fails, your Boiler won’t work. In this instance, we replace the thermocouple to get the Boiler working again.
  • Frozen condensate Pipes – Modern Boilers use a condensate pipe that takes away excess condensation caused by Boilers. Condensate pipes can freeze solid in winter, preventing the Boiler from running. Frozen pipes are defrosted and insulated, so this issue never occurs again.

On Completion

Once your Boiler’s repaired, it’s switched on so we can check its functioning fully and ensure your central heating systems are working fully. The engineer will check all your radiators and bleed them if necessary. The work areas are tidied up, and the engineer may offer some recommendations to protect yourself from future Boiler breakdowns.

Makes & Types Of Boiler We Service & Repair

We repair all makes and types of Boilers, which include systems, combi, and regular powered by gas, oil, LPG, or electricity.

System Boilers

You have a System Boiler if you have a pressurised cylinder with no feed tank. The Boiler heats the water, which is distributed to the radiators for heating and the cylinder for the hot water supply. Most working parts are inside the Boiler. System Boilers are commonly found in the larger (3-5 bedroom) homes of Essex.

Combi Boilers

Combi Boilers heat water instantly for the radiators and hot taps/shower. They don’t use a cylinder or feed tank—a simple design incorporating all working parts inside the Boiler. Combi Boilers are mainly found in the smaller (1-2 bedroom) homes of Essex.

Regular Boilers

Regular Boilers have an old-style design that uses a central heating pump, vented cylinder feed, and expansion tank. Mainly found in older properties and the largest of Essex homes. In recent years, regular Boilers have made way for Combi and System Boilers, although they are sometimes fitted in homes with large hot water demands.
