Under UK law, landlords must hold a valid Gas Safety Certificate (CP12) at all times.

2. Annual Boiler Service (Warranty Protection)
Most modern boilers carry manufacturer warranties of 7–12 years — but only if serviced annually in line with manufacturer requirements.
Each year we carry out a full boiler service in accordance with industry standards, including:
- Visual inspection of the appliance and flue
- Operational and safety checks
- Combustion analysis
- Internal inspection and cleaning where required
- Pressure checks
- Service documentation

3. Annual Gas Safety Inspection & CP12 Certificate
Landlords are legally required to:
- Arrange a gas safety check every 12 months
