I was having trouble finding a local duel fuel fitter to remove my old cooker and install a new gas one. After being let down twice by friends recommended fitters, I went online and found T M Hughes and thank goodness I did!
From the first enquiry I felt I was being listened to and that I was dealing with a very proffessional company. I was given a date and time for a fitter (Dylan) to attend who subsequently did a first class job. He was neat and tidy and put the old cooker outside for me ready for collection.

TM Hughes & Son Gas Services Ltd undertake Gas Safety Inspections in Wickford.

Gas Safety Checks and the accompanying CP12 certificates are a legal requirement for rented properties let by landlords as outlined in the Gas Safety (Installation and Use) Regulations 1998.

Landlords cannot legally rent their property unless covered by a valid CP12 certificate. Inspections must be carried out every 12 months or at the start of a new tenancy.

As a landlord, you’re probably aware of the Gas Safety Inspection requirement as your tenants, letting agents and insurers have probably asked for copies of the CP12 as assurance your properties are safe and legal to rent.

The Gas Safety Inspection Procedure

Our engineers a very efficient when undertaking gas safety checks. The process is tidy and non-disruptive to you or your tenants.

Here’s what an inspection involves.

  1. The engineer lists every gas-burning appliance in the property, such as ovens, hobs, boilers and fires.
  2. The connection from each appliance to the gas line is checked 
  3. The air supply around each gas appliance is checked
  4. Each appliance is switched on so the engineer can check the gas flow rate.
  5. All flues and chimneys are checked to ensure all exhaust gasses are expelled adequately.
  6. All safety devices on the appliances are checked
  7. Smoke and carbon monoxide alarms are tested
  8. Once all checks have passed, a CP12 certificate is issued

Dealing With Defects

If any defects are found, we will advise on repairs and, if you wish, quote for the repair costs. The engineer may be able to correct any defects there and then, depending on the severity of the fault. Once the repairs are done, the engineer will return, test the appliance and issue the CP12 certificate.

The CP12 Certificate 

The CP12 certificate includes the following

  • The address of your property
  • Your name and address (the landlord) or your letting agent
  • The date of the Gas Safety Inspection
  • A description and the location of the appliances and flues checked and tested
  • Any defects identified with the gas system or appliances
  • The action is taken to rectify the defects
  • The name and registration number of the Gas Engineer who undertook the Gas Safety Inspection
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998
  • The Gas Engineers signature

The Legislation

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlordsโ€™ duties to make sure gas appliances, fittings and flues provided for tenants are safe.

Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues,appliances and pipework provided for your tenants use by a Gas Safe registered engineer .

Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than 7 years or under a licence.

Regardless of whether you are a landlord under GS(IU)R 98 you may be considered a landlord under other related legislation.

Landlordsโ€™ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively: residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.
