From contact to coming to our home, diagnosis and having hot water again was excellent.

Coming back in a couple of weeks to change a couple of components. I would not hesitate to recommend.

My Aqualisa shower had not been working properly for some time. TJ Hughes fitted a new controller and diverter, and the shower now works perfectly.
Not cheap but much less expensive than Aqualisa’s repair charge, and less still than a new shower.

TM Hughes & Son undertake Gas Safety Inspections in Leigh On Sea, issuing landlords CP12 certificates.

By law, landlords must have their property inspected by a Gas Safe Registered engineer once per year or at the start of each new tenancy.

The gas safety check undertaken by one of our qualified engineers ensures the gas system of your property and appliances are safe for your tenants to use.

Afterwards, a CP12 certificate is issued, proving you have had your property inspected and it’s legal to rent.

We also inspect properties of homeowners who want peace of mind their gas system and appliances are safe also.

The Official Legislation From HSE

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than seven years or under a licence.

Regardless of whether you are a landlord under GS(IU)R 98, you may be considered a landlord under other related legislation.

Landlords’ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively: residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

The Legislation

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe. Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use by a Gas Safe registered engineer. Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue, which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for two years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

The Gas Safety Check Procedure

Gas Safety Checks are a quick and straightforward process when using TM Hughes & Son.

We have undertaken many inspections over the years, our engineers are thorough but swift, so little of your time is needed.

We also ensure your CP12 doesn’t lapse by sending out reminders two months before the expiration.

First, you need to contact us and book your Gas Safety Inspection. We have time slots available all day, six days per week.

When our engineer visits, he will check every gas appliance, the flue of each appliance and the gas system.

Each appliance will have the gas flow rate tested to ensure the correct amount of gas is being burnt at the optimal rate. In addition, any safety devices present on the appliances are also tested.

All gas appliances require adequate ventilation, which is also tested.

All flues are tested to ensure all exhaust gasses are expelled and don’t pose a carbon monoxide liability.

After testing, all appliances are visually inspected for corrosion, damage and signs of carbon monoxide. In addition, all connections to the appliances are tested for tightness.

The engineer will look for the required safety devices, such as carbon monoxide alarms and smoke alarms, essential for rented properties.

If any issues are found, our engineer may be able to rectify them during the inspection if they are minor.

More significant issues will be quoted. Once issues are rectified, we can return, pass your property and issue the CP12 certificate.

The CP12 certificate includes the following information.

  • The name and the registration number of the Gas Engineer undertaking the check and issuing the CP12
  • The address of the property inspected.
  • The landlords or letting agent’s name and address
  • The date of the inspection
  • The location and a description of present appliances and flues
  • Any safety issues found
  • Any action that is taken to remedy the safety issues found
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998
  • The Gas Engineers signature

Please contact us using the phone number or contact form below if you have any questions or want to book a Gas Safety Inspection.
