Terry fitted me in with an appointment ASAP. James, the engineer, was very helpful. He sorted the issue out and contacted the boiler company explaining the situation. It was still under warranty, and an appointment was made. Everything went well. Good service 👍.

Landlord Gas Safety & Boiler Service Plan โ€“ Spread the cost and never miss your CP12. Learn More Here

If you let property, itโ€™s your legal responsibility to ensure itโ€™s safe for your tenants in various ways.

This includes all gas installations, gas appliances and flues.

Our Gas Safe Registered engineers can come to your property to check that the gas installation and appliances are safe as required by the Gas Safety (Installation and Use) Regulations 1998.

A CP12 certificateโ€™s issued at the end of the checks, which proves you have had a gas safety inspection and your propertyโ€™s safety and your abiding by the law.

Gas safety inspections are an essential legal requirement for all landlords letting property.

We have been undertaking Gas safety inspections and issuing CP12 certificates for many years in Basildon and the surrounding areas.

Please note Landlords, CP12 certificates must be renewed annually.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than seven years or under a licence.

Regardless of whether you are a landlord under GS(IU)R 98, you may be considered a landlord under other related legislation.

Landlordsโ€™ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively: residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

The Legislation

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlordsโ€™ duties to make sure gas appliances, fittings and flues provided for tenants are safe. Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use by a Gas Safe registered engineer. Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue, which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for two years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

What Happens During A Gas Safety Check?

A Gas Safe Registered engineerโ€™s booked to visit your property at a convenient time.

The engineer will arrive at the agreed time to inspect all gas safety appliances, flues and gas system.

The flow rate of all gas appliances, including the boiler, hob, oven and fires, are checked to ensure gas is burning at the correct rate.

The air supplyโ€™s checked, sometimes enclosed spaces are not suitable for appliances and maybe necessary to move the appliance in some cases.

The casing of every applianceโ€™s checked for corrosion, cracks or evidence of carbon monoxide.

The connection of each appliance to the gas supplyโ€™s checked. Flues and chimneys are tested to ensure all exhaust gasses are expelled adequately.

Appliances have safety devices. All are tested to ensure theyโ€™re working.

Rented properties with fuel-burning appliances require carbon monoxide and smoke alarms.

These are also checked. If everything passes, a CP12 certificateโ€™s issued. In the event we find any faults. We wonโ€™t issue a certificate. Weโ€™ll advise on the necessary repairs and write a quote if requested.

Sometimes we can rectify faults there and then so your property passes.

We carry many parts for gas repairs, and if we donโ€™t have the required parts, we can usually get them the same day.

What Does A Landlords CP12 Certificate Include?

A CP12 certificate includes the following.

  • The name, registration number of the Gas Engineer undertaking the check
  • The address of the property checked
  • The landlords (or letting agents) name and address
  • The date on which each item was checked
  • The location and a brief description of every appliance and flue
  • Any safety defects found
  • Any action that is taken to remedy defects
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of
regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998
  • The Gas Engineers signature
