We experienced some load noises on our boiler we called
TM Hughes, James the engineer came recommended a new boiler as the repairs require would be almost half the cost of new he was not pushy just a recommendation. We agree and he returned and replace the boiler within three days and return when i called as i was unsure about something, 3 visit within the space of a couple weeks he was very patient and so was mr Hughes when I called thank you both, and I couldn’t be happier.

First used tm hughes & son when my boiler packed up a week before xmas, with in 2 days new boiler had been installed, terry went out of his way to help at a busy time, and always use them for its annual service. Recently used them for a toilet repair again the service was 10/10, special mention to pawel the engineer. Highly recommend.

I wouldn't hesitate to recommend TM Hughes. The water from my bath and sink was draining extremely slowly. We had tried liquid drain unblockers but these had failed. After a visit from Terry and one of his fantastic plumbers our water now gushes away at a rate we've never seen before. A huge thank you to both of them.

We have been keeping the heating on in Basildon for over 30 years. Boilers work hard. They supply you and your family with hot water and heat daily through the colder months.

After the service, your Boiler will run as efficiently as possible (efficiency depends on boiler age and type), making your home cosy and saving money on energy bills.

Boiler Service Procedure

  1. First, we’ll inspect the exterior of the boiler case for leaks and rust, which occurs when the water leaks, usually due to worn-out seals and faulty pressure valves. We carry many valves and seals in stock, so we can generally change them during the services. The case is then removed and checked on the inside. Corroded cases can sometimes be repaired. If not, we’ll source a new case for your Boiler.
  2. The pipework’s checked for leaks.
  3. Seals are checked for corrosion and tightness.
  4. Pressures are checked and adjusted as necessary to ensure correct water flow. Here, we can establish if there are any blockages in your system (that are causing your Boiler to switch off regularly)
  5. The internal Boiler components are cleaned. Cleaning will improve your Boiler and allow us to perform the necessary tests accurately.
  6. The pressure of the gas burners was checked and adjusted as needed.
  7. The Boiler undergoes a gas rate check (with a gas meter) to establish whether your Boiler is using the right amount of gas per hour.
  8. Next, a flue gas analyser is placed inside the flue. The rate of oxygen, carbon monoxide and carbon dioxide is checked. The analysis ensures your boilers are safe and running efficiently.
  9. Ventilation is essential for proper boiler function and safety. We’ll review the ventilation and ensure that your Boiler gets the required 10 meters of cubic air for every meter of cubic gas.
  10. The flues are checked, and a correctly set up flue expels all poisonous gases while holding onto heat. Incorrectly fitted flues are bad for heating bills and potentially dangerous. We’ll make sure your flues are safe and functioning correctly.
  11. Modern boilers feature safety devices such as safety and relief valves. These safety devices prevent boiler damage. All are checked to make sure they’re working properly.
  12. The Boiler and pipework are checked thoroughly for leaking gas
  13. The Boiler case is cleaned and refitted
  14. The Boiler and heating are switched on
  15. Radiators are checked for heat and bled as necessary. Trapped air is ubiquitous and prevents radiators from heating fully. Occasionally, radiators are full of sludge built up over many years; this debris can prevent them from getting hot on the bottom and middle. If this is an issue, we can arrange a power flush.
  16. Exterior pipes are checked. Uninsulated pipes can freeze, causing boiler failure. We’ll make recommendations on any vulnerable pipes.
  17. A service record is written. Keep this record to prove your Boiler and system have been serviced by a fully qualified engineer.

Turn off your central heating system while waiting for an Engineer to arrive. If you see or suspect there’s leaking water, turn off your mains water supply at the mains stopcock to prevent water damage.

Never attempt to repair your Boiler yourself; gas is dangerous, and you could cause further damage, costing you more money. Always use a qualified Gas Safe, Registered engineer.

Why Do Boilers Breakdown?

The Boiler is the hardest-working appliance in any household for 10-15 years. They work daily to supply you and your family with hot water and heat. As boilers age, they will inevitably break down.

Servicing your Boiler every year will help prevent boiler failure and ensure your Boiler runs optimally.

Several faults cause boiler failure. Here are the most common ones.

Boiler Continuously Switches Off

Low pressure is usually caused by your Boiler switching off. Our engineer will first attempt to repressurise your Boiler (a quick and simple procedure) to run at the correct pressure.

If this doesn’t solve the issue, the systems are inspected for a blockage; any found are swiftly removed. A blockage present anywhere in the system or pump restricts water flow, causing low pressure. Thus, the continuous switch-offs.

Faulty pumps can also be the cause; the pump will be thoroughly inspected.

Frozen Condensation Pipes

Boilers create wastewater that runs outside through a condensate pipe. These pipes sometimes freeze and block in winter, stopping the Boiler from working. Frozen pipes are quickly defrosted, enabling your Boiler to work again. Freezing usually occurs because of poor/no insulation. We’ll offer advice where this is the case.

Faulty Thermocouple

The Thermocouple regulates the gas that enters the Boiler, keeping it running. If your pilot light keeps going out, the Thermocouple will likely need changing, or there could be a problem with the gas supply itself. Both are checked, repaired, and adjusted as necessary until your Boiler runs all the time.

Kettling

After many years, limescale and sludge can build up in your system pipes and Boiler, blocking water flow in the Boilers heat exchanger, causing it to overheat.

This is known as kettling, which can destroy your heat exchanger and cause your Boiler to fail. Loud noises coming from your system are a sign of kettling. Powerflushing your system will remove the build-up and preserve your heat exchanger before a new one’s needed.

Leaks

Leaking Boilers can still function, but leaks must be rectified immediately on discovery. Leaks can cause your Boiler to short-circuit (and stop working) and damage other areas of your home.

Never ignore a leaking Boiler. Leaks are usually caused by worn seals (in the Boiler or pump) or faulty pressure valves (caused by too much pressure in the system).

Changing seals and valves is a common and inexpensive Boiler Repair job. We sometimes find leaky pipework in and around boilers caused by incorrect fitting or corrosion.

Thermostats

Sometimes a Boilers works correctly, and the thermostat is causing the issues. Older ones are at times inaccurate and sometimes don’t work at all. In this instance, all that’s needed is a simple thermostat upgrade.

Radiators Not Heating Up

A build-up of air in your system will stop radiators from heating. Bleeding radiators will usually remedy this problem. You can undertake a simple procedure (or one of our engineers can do it if you’re unsure). Check your radiators. If they’re only getting hot at the bottom, then there’s air in the system. Bleed each radiator as necessary.

Radiators that are hot at the top but cold at the bottom and even middle are signs of a sludge/debris build-up in the system. A Powerflush will remove the build-up so your radiators can heat top to bottom.

Weird Noises

Weird noises from your Boiler or central heating system indicate a fault that could develop into a severe problem: failing pumps, faulty valves, air and low pressure cause these strange noises. One of our engineers will quickly diagnose and rectify the issue.

How To Prevent Boiler Breakdown

A Boiler that’s looked after is less likely to break down. Prevention is better than a cure. The best way to prevent boiler failure is to ensure that pipes in areas vulnerable to the cold are properly insulated (frozen pipes cause breakdowns) and that there is an annual Boiler service.

An annual service will ensure all working parts are clean and in order, protect you and your family from carbon monoxide poisoning and validate your home insurance for Boiler breakdowns.
