There’s no Plumbing job we can’t do
Basildon homes have a system of pipes, tanks, valves, and other parts. They supply water for drinking, washing, heating, and sanitation. Essex & Suffolk Water ensures a steady water supply. The mains stopcock controls the water supply’s entry into your home. The stopcock turns your mains water supply on or off.
In a Plumbing emergency, the first thing you need to do before calling a Plumber is turn off the main water supply using the mains stopcock. Shutting off the water prevents any damage (or further damage) to your home.
Ensure you know where your mains stopcock is located and that it works so you can shut off your water supply in an emergency. We can quickly free or replace your mains stopcock if it has seized up (a common problem).
Plumbing is carefully structured. It sends water through pipes to your taps, showers, baths, water tank, and heating system.
All water that comes in has to go out again, so waste systems are in place to quickly dispose of used water down the drain. Water is the bedrock of comfortable modern living, so your plumbing system needs care. But sometimes leaks and blockages happen. This is where your local Basildon Plumber (who covers all aspects of Plumbing) comes in.
Bathroom Plumbing
The bathroom features the most Plumbing in any home; all have a bath or shower (usually both), a toilet, and a basin. Many homes in Basildon have bathrooms/cloakrooms, which sometimes will succumb to plumbing problems.
Bathroom Blockages
Blockages occur in the bathroom. If you notice any slow-draining water, it indicates a blockage that you should address before the drain becomes fully blocked.
Remove some blockages yourself by hand or with a plunger. If you can’t or won’t, it’s a job best left to pros. They’ll remove a blockage properly. We’re more than happy to look at it for you.
Bathroom Design & Installation
The TM Hughes team includes experienced bathroom fitters. They are fully skilled in designing, refurbishing, and installing bathrooms. We can design and build any bathroom you want, from traditional to modern, from budget fittings to top-end luxury fittings. Our bathroom designer works with our tilers, plumbers, gas engineers and electricians to create any bathroom.
Free Bathroom Survey
Get a free survey and no-obligation quote. You can speak to us over the phone, or a bathroom fitter can visit your home. The fitter will inspect and measure your space. They will answer all your questions/ideas. Then, they will discuss what’s possible and the options.
The possibilities are endless with bathrooms; we can design something new or unique or copy an existing design you have seen online. Many bathroom suites range from classic rounded designs to modern squarish shapes. Tiles and flooring come in various colours, designs, and materials. Our experienced staff can guide you in carefully choosing the pros and cons of each option.
Most bathrooms need lighting, fixtures, fittings, and furniture. They also need heating. So, there are many things to consider. Installing a bathroom can range from fitting a new suite to refurbishing an existing bathroom. Whatever your needs, we’re happy to help.
Toilet Installation & Repairs
Blocked toilets are one of the most common issues we encounter because blockages occur in nearly all homes at some point. If lucky, households with multiple bathrooms or cloakrooms will still have a working toilet. If one blocks, it will depend on where the blockage is located.
Obstructions lower in the soil pipe or sewer can block all toilets. This is very unpleasant, but don’t worry. We’ll quickly unblock them. Blockages are just one issue with toilets. They can also have non-flushing and continuous filling (even when the cistern is full). Even worse, they can overfill.
We work on all types of toilets, including common close-coupled toilets and space-saving wall-hung and corner toilets. However, these are not as common in Basildon homes. While Toilets internally come in different shapes, sizes, and designs, they all use the same mechanism. The cistern stores water when you push flushed waste down the soil pipe into the sewer.
Thanks to the float that controls the water, the cistern will refill automatically. When expelling water, the float drops and opens the water valve. As the water fills the cistern, the float rises, closing the valve when adequately filled. This provides enough water for the next flush and prevents overfilling and flooding.
Taps Installation & Repairs
Baths and basins feature taps supplied by hot and cold water; designs include monobloc, mixer, or pillar. Unlike Toilets, not all Taps use the same mechanism.
A bathroom tap supplies water with a disc, washer, cartridge, or ball system. Taps are prone to failing and leaking. If this is the case, you’ll need to repair the tap by replacing the internal mechanism or the tap itself. Whatever you choose, we can fix or replace worn-out taps in your bathroom.
Showers & Pumps
Most Basildon Bathrooms have a shower, whether on its own or installed over a bath. Whatever your shower needs, we supply and fit all types. These include eco, electric, digital, power, mixer, and thermostatic showers. We also specialise in shower pumps, whether they are standard or universal. We can also solve any shower or pump problem. Let us know if you’re suffering from a failing pump. Or from low water pressure, leaky heads, big temperature swings, or no water from your shower.
Saniflo Systems
Our Basildon Plumbers are good with Saniflo systems. You might already have one in your home or need one so you can fit a toilet, bath, shower, sink, or dishwasher anywhere you want in your home. With a Saniflo system, any waste can be ground up and pumped into the drain via pipes, which we can supply, install, and repair.
Kitchen Plumbing
Hot and cold water supply the kitchen; the cold water comes from the mains, while your Boiler provides hot water. We can install and repair hot and cold water for your kitchen taps. It’s also a good idea to have flexible hoses fitted to your taps to isolate them if they fail and start leaking.
Hoses make tap replacement quicker (and cheaper). Some older homes in the Basildon area lack this simple but beneficial part, so we always fit them with tap replacements.
We plumb in washing machines and dishwashers, something to bear in mind if you need more confidence to fit and level them yourself. Whatever your kitchen Plumbing requirements, we can help you.
Waste Disposal Units
Kitchen waste disposals are like Saniflo’s, except they grind up food waste instead of bathroom waste. Waste food is ground, mixed with water, and pumped down the drain. You might want a waste disposal unit in your kitchen or have one that’s blocked or needs service. Whatever your waste disposal needs, we can help you. We have worked on many projects in Basildon over the years.
Other Plumbing
Other Plumbing includes the replacement and repair of water tanks. Whether you already have a water tank will depend on your Boiler. If you have water tank problems, like overfilling, we can send our local Plumber to solve them. They will also check that the systems are set right. If you need a water tank, we will install the best size for your home and system.
All TM Hughes Plumbers are Gas Safe Registered engineers qualified to install and work on any heating system, so there are no problems. Plumbing issues sometimes affect the central heating system. If that happens, look at our Basildon Heating Services for more information.
Emergency Plumbing Basildon
Our Basildon Plumbers are available 24/7 and will be with you within 2 hours to deal with any Plumbing emergencies in your home. We do not charge call-out fees for emergencies and offer a quick response with fair rates. Rest assured that no one will rip you off.
In an emergency, you’ll need to carry out some procedures to prevent damage (or worsen existing damage). You can follow these steps before calling us or calling us so we can walk you through these actions.
Gas Leaks
You should know where your Gas shut-off valve is. If you smell gas, evacuate everyone. Shut off your supply immediately (if safe). Then, open all your windows and doors. Do not smoke or turn on any electrical appliances.
Phone Us, and we’ll be with you immediately. Stay out of your home, and don’t re-enter or switch on the Gas until we (or another Gas Safe Registered Engineer) have told you it’s safe.
Carbon Monoxide
Known as the ‘silent killer’, any home with a fuel-burning appliance (that’s most homes in Basildon) is at risk from carbon monoxide poisoning. You must have a carbon monoxide alarm installed in your home (we can supply and install one for you if you’re unsure)
If your carbon monoxide alarm sounds, don’t ignore it. Evacuate everyone from your home and call us. If you or your family feel ill and have vomiting, dizziness, headaches, confusion, or nausea, call an ambulance. Wait until another Gas Safe Registered Engineer or us gives you the ok before re-entering your home.
Burst Pipes
Burst pipes usually occur in winter when an unlagged pipe is vulnerable to harsh winter weather freezes. The frozen water expands, causing the pipe to split. When the frozen water defrosts, water flows freely out of the split. Water starts leaking through the ceiling, or a build-up (in a void) bursts the ceiling.
Either way, both instances can potentially cause thousands of pounds of damage to your home. Shut off your mains water supply (at the mains stopcock mentioned earlier) and call us.
Keep any frozen pipes to chance if you feel you have a frozen pipe. We can defrost it for you before it bursts. Make sure your pipes are adequately lagged to prevent a pipe from bursting in the first place. Our Plumbers are very good at insulating pipes.
Blockages
Blockages are not always emergencies, but they can quickly become emergencies. For example, your toilet could overflow, damaging your bathroom floor. Also, blockages prevent you from using your toilet (very inconvenient and unpleasant).
Water drains slowly in your toilet, sink, bath, shower, or basin. Gurgling noises and bad smells also occur. These signs show a blockage in your pipes. Do not ignore these signs; we can come around at a convenient time for you and remove the obstruction before it becomes an emergency.
If you have a total blockage, call us anytime, and our 24-hour Basildon Plumber will be with you in no time.
Heating Services
All TM Hughes & Son Plumbers are Gas Safe Registered Heating Engineers with many years of experience. The gas grid connects many Basildon homes. They have gas central heating. It is greener and cheaper than electric heating.
Modern condensing boilers can achieve 99% efficiency, using 99% of the fuel burned and wasting only 1%. As boilers age, they become less efficient (as low as 60%) and more damaging to the environment. We can work with any central heating system, whether you have Gas, LPG, oil or electric.
We install all types and kinds of Boiler and service and repair (see below). This includes all other central heating system parts. It has pipes, radiators, cylinders (vented & unvented), and pumps. It covers all Boiler makes. Alpha, Ariston, Baxi, Ferolli, Glow-worm, Grundfos, Heat-line, Ideal, Keston, Potterton, Saunier Duval, Vaillant, Viessman, and Vokera.
The Three Boiler Types
- Combi
- System
- Regular
The Boiler is the main component of any central heating system. The boiler heats the water, distributed through your pipes, radiators, and underfloor heating. The continuous flow of hot water heats your home. The Boiler is essential; it must be installed correctly and looked after regularly (annual) servicing.
Combi—Combination Boilers are more suited to smaller homes with a lack of storage space. Everything is built-in, including the pump, so there’s no need for a storage cylinder or separate pump, saving space. Combi boilers heat water instantly and are the easiest to install and maintain. They are very popular in Basildon, accounting for around 50% of homes.
System—Bigger homes with higher hot water requirements commonly utilise System Boilers. Water is heated and used to heat the radiators. Hot water is also taken to a storage cylinder, so there’s always a good hot water supply for the hot taps and shower.
Regular—Regular Boilers are becoming less common in the area nowadays. They are only installed in the largest of homes. Regular boilers used to be installed in homes of all sizes, but they are not anymore. These Boilers require a storage cylinder, water tank, and expansion tank, all of which take up precious storage space. Regular Boilers can supply large amounts of hot water simultaneously at multiple points.
Choosing A Boiler: You want a boiler that fits your budget, preferences, and system. Choosing a boiler can be a minefield, but don’t worry; our engineers are here to help you. Please see our Boiler Installation page for more details.
Getting The Most From Your Heating System
Most heating systems are not set optimally; we often find that most components are totally out of sync. Balancing your system ensures optimal heat output, comfort and efficiency.
Most find central heating systems mind-boggling, and with good reason. These systems include a Boiler, pipes, pump, radiators, valves, controls, water heaters, and cylinders. As the years pass, central heating systems are improving but more complex to install and set properly.
Controls
Poorly set controls will lead to inefficient Heating. An engineer will adjust your existing controls. This will make your system run well or be upgraded. Old thermostats can become inaccurate.
Pressure
One of our engineers can review your central heating system and set everything as it should be. An annual boiler service and a periodic cylinder service will allow an engineer to check your boiler pressure, which should be between 1.-1.5 bar. Outside this range, you’ll need help.
Radiators & Valves
Radiator valves allow you to adjust the heat output from each radiator. If you have thermostatic valves, adjust each as necessary to set the temperature of your room. Sometimes valves stick, stopping radiators from Heating. Let us know, and we’ll unstick them for you. Older systems have manual valves. They are less versatile than thermostatic valves and use far more energy. Ideally, your valves need upgrading. You may also like some new radiators, which we can fit into your existing system. We supply and fit all radiator types, including flat panel, designer, column, low surface and towel radiators.
Dirty Water
The most simple and effective central heating optimisation is bleeding the radiators. Releasing trapped air allows your radiators to heat fully. You may notice dirty water when you bleed your radiators. After bleeding, maybe some radiators are not heating enough. A sign of sludge in the system can be removed with Powerflushing (see below)
Pumps
The pump works hard to circulate water around your central heating system. After ten years, its performance will likely decline, affecting its functioning. We can set and replace all types of central heating pumps.
Underfloor
We can check the manifold and pump to see if you have an underfloor heating system. This is to ensure they work properly if you damage your Underfloor Heating. We can diagnose faults and repair them. We also install Underfloor Heating.
Insulation
Protect yourself from plumbing and heating emergencies by insulating pipes. They are the main cause of boiler failure and split pipes. If you’re unsure, one of our engineers can advise and carry out the insulating.
Boiler Installation
Are you thinking of getting a new boiler installed? Or has your old Boiler failed beyond repair? We offer a full Boiler installation service and a free survey for the residents of Basildon. Our Gas Safe Registered engineers are highly skilled in Boiler installation. They have carried out thousands over the past 30 years.
New boilers always improve energy efficiency, lowering your carbon footprint and heating bills. Boilers slowly but surely lose effectiveness as they age and become more likely to break down.
All Types Of Boiler Fitted
We fit all types of Boilers and fuel types. When upgrading, your old Boiler can be removed and a new one of the same kind put in its place. This way, your Boiler will work with your existing system. Alternatively, we can fit a different Boiler type if your hot water and Heating demands change. Your current system can be converted to work with a different kind of Boiler, allowing you to free up space or increase your hot water/heating capacity.
Everyone has unique demands. An engineer can visit and discuss your needs. They will inspect your system and talk about all the options with you. A free, no-obligation survey will determine your ideal Boiler for your budget.
Boiler Servicing
Boilers work extremely hard to provide your home with heat and hot water. As such, gas engineers and boiler manufacturers highly recommend servicing your Boiler every 12 months. We offer boiler servicing to the residents of Basildon at a very reasonable price.
Annual servicing ensures your boiler runs smoothly, burns the right amount of fuel, and minimizes the risk of breakdown. All servicing meets the required standards according to Gas Safe and your Boiler manufacturer. A stringent procedure is followed, and all parts are thoroughly checked and cleaned.
If we find any signs of seals leaking, we replace them immediately to prevent the leak from worsening. We inspect pipes to ensure no leaks or corrosion cause problems in the future, and we correct pipeworks if necessary.
Boilers incorporate safety devices to prevent damage in case of sudden stopping or overload. We test safety devices. We also check the Boiler, gas pressure, and flue, which expels exhaust. This ensures your boilers run well and aren’t a carbon monoxide risk.
After servicing, your Boiler will run efficiently, and you can relax knowing it’s safe and won’t break down anytime soon.
Boiler Repair
Sometimes, Boilers break down. It’s usually the old Boilers that fail, generally during winter when they run 24 hours a day. Boiler breakdowns are always inconvenient; you need your Boiler back up and running ASAP. Call us so we can have an engineer to you within two hours. Our engineers are on standby to assist homeowners, tenants, landlords and business owners in the event of a broken boiler.
All Boilers Repaired
Boiler faults indicate a breakdown in the not-too-distant future. Unusual noises, Boiler keeps switching off, or the continuous extinguishing of the pilot light are all signs of a Boiler fault. Get the fault rectified before the boiler breaks. You won’t have to experience a breakdown or any potential damage (which can be costly)
An engineer will inspect your Boiler quickly and diagnose any faults. Most repairs are carried out on the spot and rectified there and then. Otherwise, parts will be obtained promptly. Sometimes, the Boiler is okay, and it’s a fault with the central heating system causing problems with the Boiler. Again, we’ll rectify any issues.
- Our engineers can repair any type and make of Boiler
- Boiler repairs and breakdowns include no call-out charges
Powerflushing
Want to restore your central heating system to its former glory? Powerflushing’s the answer. Flushing your system will clear out all limescale and debris, a build-up we call sludge. Sludge is a mud-like substance that builds up in pipes and radiators, preventing the system from Heating properly.
Radiators that don’t get hot at the bottom (or worse, the middle and bottom) are built up with sludge. Backed-up systems could be more efficient and inexpensive to run. They can even damage boilers and heating parts. We can remove the debris with a Powerflushing machine.
The machines are attached to your central heating system. The system pumps a mix of chemicals and water at a gentle pressure. This mix will remove the excess sludge and cleanse your system over a few hours. Excess water is removed and taken away. New water is added with a corrosion inhibitor.
Afterwards, your radiators will emit the full heat, feeling lovely and warm. Your Boiler will thank you for running more efficiently and with a reduced chance of breaking down.
Powerflushing should be carried out every five years. If your radiators warm up slowly or expel dirty water when bleeding, you may need a Powerflush.
Underfloor Heating
We install, upgrade, service, and repair Underfloor heating systems, whether Gas or electric. This efficient form of Heating has become very popular over the past 15 years. Underfloor Heating spreads heat evenly, covers the whole surface, and is very energy efficient.
As pipes are hidden under the floor, radiators are eliminated, creating space. Damage rarely occurs with Underfloor Heating, and the pipes are very safe underfoot. We survey and repair damage if needed, using thermography to establish damaged areas without removing flooring and floorboards.
Installations can be undertaken on any property, whether you have a modern home or a grade 2 listed building. The system works with most flooring types and can be fitted to most existing boilers and central heating systems.
We offer servicing and repair for those with existing systems. When problems occur, they’re usually with the working parts above the ground. We inspect, repair, or upgrade parts to restore your system to full working order.
Even if you’re experiencing no issues, we can check over your system and replace any worn parts if necessary. Having your underfloor Heating checked at least once a year is good practice. During your Boiler service, an engineer can undergo a quick inspection.
If you’re considering having Underfloor Heating installed, contact us for a free, no-obligation survey and quote.
Gas Safety Inspections, Landlords Certificates, CP12
If you’re a landlord letting a property in or around Basildon, we can help you. As a landlord, you’re well aware that your property must be safe for your tenants, a vital legal requirement. The gas system and appliances must be deemed safe and comply with the Gas Safety Installation and Use Regulations 1998.
Our gas engineers do Gas Safety inspections in rented properties. We can check your gas appliances for peace of mind if you’re a homeowner.
An engineer visits your property and thoroughly checks the gas system and appliances. The engineer checks that the gas is burned correctly and that exhaust gasses are expelled properly. The tests ensure that appliances do not have a gas leak or carbon monoxide risk.
Once satisfied that everything’s safe and in good working order, a Gas Safety Certificate is issued. You can rent your property legally, validate the landlord’s insurance, and relax in the knowledge that your tenants are safe.
When appliances fail, and certificates cannot be issued, we can advise and price repairs. We can often perform repairs on the inspection day and pass your property. Otherwise, we can arrange a later date.
Gas safety certificates must be issued every time the property is rented to new tenants or every twelve months. We’ll write to you before the certificate expires to remind you.
Gas Fire Servicing
Gas Fires are a common feature in many Basildon living rooms. Nothing beats sitting by the fire on a cold winter’s evening. As a fuel-burning appliance, gas fires need maintenance. Servicing your fire every 12 months will ensure it’s in good working order.
Carbon monoxide is a real risk when gas fires don’t burn fuel at the required rate or flues/chimneys are dysfunctional. A service will rectify any issues to ensure your fires are safe. (Please ensure you have a carbon monoxide alarm in the same room as your fire)
We clean all internal parts during the service. This keeps your fire burning well. It wastes less fuel and saves you money.
If you last had your fire serviced more than 12 months ago and have noticed soot stains, excess smoke, or that your fire is hard to light, then you need a service. We offer a full gas fire service at a low price.
Gas Cooker Services
If you have a new gas cooker, you’ll need your old cooker disconnected and the new one installed. We offer Gas cooker disconnection and connection. This service also applies to gas ovens and hobs (and most other gas appliances, for that matter).
Always use a Gas Safe Registered engineer when installing or disconnecting gas cookers, ovens, and hobs. Improper disconnection/connection can cause Gas leaks, which can be fatal.
We’ll make sure your new cooker is properly installed, meets high standards, and works according to the manufacturer’s instructions. We’ll also fill out a service record. You can validate any warranties on your new appliance and prove the installations are safe and legal. Accessories can also be fitted if required.
When installing a new gas cooker, oven or hob, specific requirements must be met beforehand to ensure the proper installation.
Air Conditioning
We provide many air conditioning solutions. They cover all needs and budgets. We offer services from installations to maintenance and repairs. We serve residential homes and commercial premises.
Air conditioning ensures a comfortable living and working environment. It also provides better air quality, less humidity, and protection for electronics.
Our engineers will design the best air conditioning system. They will consider efficiency, size, and noise. They will also ensure its installation and setup for peak efficiency.
Regular servicing is vital to keeping your system working well. During these checks, our experts will find and fix any potential faults.
For any urgent repairs, our team is equipped to fix common AC issues quickly.
Leak Detection
We combine technology and expertise in our leak detection services. Our tools allow us to find leaks in underground pipes, Plumbing, and heating systems.
This precision ensures the detection and effective resolution of leaks. Trust us to protect your property from water leaks. They could cause unnoticed damage. We do this with our cheap Leak Detection services.
