The Boiler Service Procedure

Here is what a typical Boiler Service Involves:

Visual Inspection & Leak Checks

The Boiler casing is removed and visually inspected inside and out for signs of corrosion and an indication of a leak. On discovery of a leak, we’ll establish where it’s coming from.

Change the seal (worn seals are a common cause of leaks) or the faulty pressure valve (another common cause) if possible. This shouldn’t be too disruptive.

We carry many parts on the van and can usually source them locally if required. Corroded cases will be repaired or renewed if they’re really bad.

Pipework, Seals & Water Pressure

All pipework in and around the Boiler is thoroughly checked for leaks. We then check that seals are tight and that there’s no corrosion. Any corroded seals and leaky pipes can be changed.

The Water flow pressure is checked and adjusted as necessary at this point. We can detect whether there are any blockages in your system. Blockages are troublesome and can keep switching the Boiler off.

All safety devices are checked to ensure they’re functioning correctly; these devices protect your Boiler from damage if a failure occurs.

Cleaning & Gas Burner Checks

Next, we clean all the components inside the Boiler; a clean Boiler always runs smoother and allows us to perform our tests accurately. Gas Burner pressures checked and adjusted if needed.

We then use a Gas Meter to conduct a Gas Rate Check. We’ll then determine whether your Boiler is burning the optimal amount of gas for each hour of use.

Flue Gas Analysis & Ventilation

We use a Flue Gas Analyser to measure the oxygen, carbon monoxide and carbon dioxide rate. The flue’s an essential component of your heating system.

The flue expels all exhaust gases and condensation from your Boiler, ensuring you have clean air, an efficient, cost-effective system and are not exposed to deadly carbon monoxide. We’ll ensure your Boiler is functioning properly so you and your family are safe and do not waste money on heating due to inefficiency.

Ventilation must also be adequate, allowing 10 cubic meters of air for every cubic meter of gas. Ventilation is checked and adjusted if necessary.

Final Checks & Radiator Inspection

The Boiler is then switched on. We check all pipes for leaking gas and water and ensure everything runs as it should. The case is then cleaned and refitted.

Radiators are inspected for heat. Air often prevents radiators from getting hot at the top, so we bleed them if necessary for the right heat output.

Sometimes we discover systems are full of ‘sludge’, a buildup of rust and dirt over many years. Sludge prevents radiators from getting hot at the bottom and sometimes in the middle (in more extreme cases). In this case, we might recommend a Powerflush.

Exterior Pipes & Service Record

We’ll check that the exterior pipes are correctly insulated. Unlagged pipes are prone to freezing and commonly cause a Boiler breakdown. We recommend you insulate all pipes in outdoor areas exposed to the elements.

Common Boiler Faults

Boiler Keeps Switching Off

The pressure is the first thing to check when a Boiler keeps switching off. Sometimes repressurising the Boiler can fix this, but if the pressure keeps dropping, there could be another fault, such as a leak, blockage or a Boiler pump.

Leaks generally occur within Boilers when pump seals wear away, allowing water through, or a pressure valve fails (too much pressure can break pressure valves).

Replacing seals and valves is a simple boiler job to prevent further leaking and a pressure drop. Sometimes pipes can leak due to incorrect fitting around the joints and corrosion.

If you suspect a leak, always get your boiler looked at by a gas engineer. Boiler leaks can cause internal damage to your boiler and short-circuiting.

Blockages in your central heating system can prevent correct water flow, resulting in boiler pressure, which will keep switching your boiler off.

The blockage will be located and removed if an engineer suspects an obstruction.

Faulty Thermocouple

Does your pilot light keep blowing out? The boiler may have a faulty thermocouple. This element regulates the gas flow to your Boiler. The faulty thermocouple has been replaced. If the thermocouple isn’t the cause of the problem, then we check the gas supply.

Faulty Thermostats

A Boiler needs a reliable thermostat to function correctly. If the thermostat stops working or is old and inaccurate, your Boiler won’t work. Faulty thermostats are changed.

Frozen Condensate Pipes

The condensate pipe is used to expel wastewater from your boiler outside. The pipe should be sufficiently insulated to prevent freezing in winter.

Uninsulated pipes can freeze, which will stop your Boiler from working. Dealing with a frozen pipe is a simple Boiler repair job that can be done quickly.

Radiators Not Getting Hot

If your radiators are not getting hot, there’s probably excessive air in the system, which is removed by bleeding. After the bleed, if radiators are only getting hot at the top, sludge is in your system. The only way to remove sludge is with a power flush.
