TM Hughes & Son undertake Gas Safety Inspections in Romford. A CP12 certificate is issued following the inspection.
As a landlord letting a property, you are legally required to ensure the gas system, appliances, and flues are safe for your tenants to use.
You require a Gas Safety Inspection undertaken by a Gas Safe Registered engineer.
We can help you. One of our qualified engineers will visit your let property and check the gas system and appliances are safe for use, as required by the Gas Safety Regulations 1998.
Once our engineer has undertaken the inspection and is satisfied the gas system and appliances are in order, a CP12 certificate is issued.
The CP12 certificate proves a Gas Safe Registered engineer has inspected your property, is safe and is being let legally.
Gas Safety Inspections must be undertaken once every year or at the start of each new tenancy, whichever event takes place first.
Who Is A Landlord?
In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than seven years or under a licence.
Regardless of whether you are a landlord under GS(IU)R 98, you may be considered a landlord under other related legislation.
Landlords’ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively: residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.
The Legislation
As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe. Appliances, fittings and flues in a communal area but which may be used by tenants are also included.
You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use by a Gas Safe registered engineer. Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.
You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue, which you provide and annually thereafter by a Gas Safe Registered engineer.
You must keep a record of the safety check for two years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

The Gas Safety Check
Gas Safety checks are a simple operation and inexpensive. But, first, you need to book a time and date for one of our engineers to visit your rented property.
On the day, our engineer will inspect and test the gas system, appliances and flues present at your property.
Gas appliances include Boilers, Ovens, Hobs and Fires.
The casing of each gas appliance is visually inspected for signs of corrosion, damage and carbon monoxide.
The gas connection to each appliance is checked. Our engineer will ensure they are adequately tightened, and there’s no damage.
The gas flow rate of the appliances is tested to ensure they are burning the correct gas rate. They will be adjusted if necessary.
The safety devices on each gas appliance are tested to ensure they function correctly.
All flues are checked and tested with a gas flow analyser to ensure they expel exhaust gasses correctly. The flues are also visually inspected for signs of wear and tear or damage.
Gas appliances need adequate ventilation to run therefore, the air supply around each appliance will be checked.
Rented properties require the correct smoke alarms and carbon monoxide alarms. Our engineer will check for their presence.
If any faults are found, our engineer will attempt to rectify them there and then so your property can be passed. Minor defects can usually be corrected quickly.
If more severe faults present, we will quote for the work required. Once the fault has been rectified, our engineer will return to pass your property and issue the CP12 certificate.
The CP12 certificate includes the landlord or letting agent’s name, property address, date, description of appliances and flues, any action taken to remedy the faults and the gas engineer’s signature.
