The first time we have used them, but it certainly wonโ€™t be the last. Our usual firm could not get out to us for over a week when our Air Con went wrong during the heatwave. We rang TM Hughes who said they could squeeze us in the next day. They delivered their promise and fixed the A/C carried out by a very nice Polish man. Excellent service.

Under UK law, landlords must hold a valid Gas Safety Certificate (CP12) at all times.

There is no grace period once it expires.

How the System Works

1. We Book Ahead โ€” Not At The Last Minute

When you join the plan, your renewal is scheduled in advance of expiry.

During peak heating season, engineer availability becomes tighter and tenant access can cause delays. By booking ahead, you reduce the risk of unnecessary stress or lapse.

You donโ€™t need to remember the date.
We manage it for you.

2. Annual Boiler Service (Warranty Protection)

Most modern boilers carry manufacturer warranties of 7โ€“12 years โ€” but only if serviced annually in line with manufacturer requirements.

Each year we carry out a full boiler service in accordance with industry standards, including:

  • Visual inspection of the appliance and flue
  • Operational and safety checks
  • Combustion analysis
  • Internal inspection and cleaning where required
  • Pressure checks
  • Service documentation

Keeping your boiler serviced helps protect the warranty and reduces the risk of avoidable breakdowns.

3. Annual Gas Safety Inspection & CP12 Certificate

Landlords are legally required to:

  • Arrange a gas safety check every 12 months
  • Provide tenants with a valid Gas Safety Record

We test all gas appliances and pipework as required under landlord legislation and issue your CP12 certificate promptly after inspection.
