I was having trouble finding a local duel fuel fitter to remove my old cooker and install a new gas one. After being let down twice by friends recommended fitters, I went online and found T M Hughes and thank goodness I did!
From the first enquiry I felt I was being listened to and that I was dealing with a very proffessional company. I was given a date and time for a fitter (Dylan) to attend who subsequently did a first class job. He was neat and tidy and put the old cooker outside for me ready for collection.

Why Do Landlords Require A CP12 Certificate?

There are many rented properties in Billericay owned by landlords. By law, landlords must ensure their property is safe to let out to tenants. The legislation covering this is outlined in the โ€˜Gas Safety (Installation and Use) Regulations 1998.โ€™

If you let a property gas safety inspections with a valid CP12 certificate is a legal requirement, unfortunately, some landlords are not aware of this and could be in serious trouble if a tenant is hurt in a gas appliance-related accident. Their landlordโ€™s insurance may be invalid also.

You cannot legally rent your property unless you have the required safety certification (which includes a CP12), letting agents and insurers insist on one. Interested tenants will ask for one before signing up.

An inspection and cp12 certificate prove youโ€™re propertyโ€™s safe for your tenants.

A TM Hughes & Son engineer can visit your property, carry out an inspection and issue a CP12 certificate.

The Gas Safety Check Procedure

Gas safety checks are carried out using a strict procedure and checklist, ensuring no stones left unturned, ensuring your Gas system and appliances are safe.

  1. An engineer visits your property at an agreed time and presents a Gas Safe Registered ID, which youโ€™re free to check. Rest assured youโ€™re using experienced, qualified gas engineers.
  2. Every gas appliance in the propertyโ€™s established and listed. Appliances include boilers,ย ovens, hobs, fires and any other fuel-burning appliances in your property.
  3. The gas rate of each appliance is checked to ensure gas is burning at the correct rate.
  4. The gas connection to each appliance is checked.
  5. The air supply around each appliance is checked.
  6. Flues are checked and tested to make sure theyโ€™re expelling exhausts gasses at the required rate.
  7. Appliance safety devices are checked.
  8. Smoke and carbon monoxide alarms are checked.
  9. If everything passes, a cP12 certificates issued
  10. If an appliance fails, repairs are advised and priced for repair if requested

What Happens If The Inspection Fails My Property?

In the event your property doesnโ€™t pass, weโ€™ll advise and quote on repairs. We may be able to undertake the repair there and then (if we have the required parts in stock on the van), or we may be able to source a part locally and carry out the repair the same day. Otherwise, parts may need ordering, and we can come back at a later agreed date to undertake the repair, pass your property and issue a CP12 certificate.

What Does A CP12 Certificate Include?

  • The address of the property
  • The name and address of the landlord or letting agent
  • The day of inspection
  • Descriptions and locations of appliances and flues
  • Safety issues identified
  • Action thatโ€™s taken to rectify safety issues
  • The name and registration number of the Gas Engineer carrying out the check
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of
    regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998
  • The Gas Engineers signature

Relevant Legislation

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlordsโ€™ duties to make sure gas appliances, fittings and flues provided for tenants are safe.

Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues,appliances and pipework provided for your tenants use by a Gas Safe registered engineer .

Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than 7 years or under a licence .

Regardless of whether you are a landlord under GS(IU)R 98 you may be considered a landlord under other related legislation.

Landlordsโ€™ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively:residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostelsrooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotelsrented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.
