Boiler Service Procedure
We follow stringent servicing procedures that adhere to the Boiler manufacturer’s guidelines. A typical Boiler service looks like this:
- Older Boilers can leak water from seals and faulty pressure valves, which can cause the casing to rust. The case is thoroughly inspected inside and out for signs of leaking water. If we find rust, we’ll attempt to mend the case. If that’s not possible, we’ll get a new Boiler case.
- The case is cleaned.
- Boiler seals are checked, ensuring they haven’t come loose or suffer from corrosion.
- All pipework is checked for leaks. Any leaking pipes are rectified.
- Low pressure and blockages can cause Boilers to switch off continually. Pressure and water flow are checked and adjusted as necessary, and here, we’ll detect if there are any blockages present.
- All Boiler elements are cleaned. A clean boiler functions better and enables us to execute testing with precision.
- The gas burners are cleaned, and the pressures are checked and adjusted when required.
- A Gas meter is used to run a gas rate check, ensuring your Boiler is utilising the correct amount of gas.
- The oxygen, carbon dioxide, and carbon monoxide rate is checked with a flue gas analyser, ensuring your Boiler is efficient and risk-free.
- Ventilations checked, and we’ll ensure your Boiler receives the essential ten meters of cubic air for every meter of cubic gas burned.

The Engineer will ensure all radiators are getting hot and will bleed them if necessary. Central heating systems are sometimes built up with debris (known in the heating trade as sludge). Types Of Boiler Repair
Here are some common Boiler faults that we regularly fix in Billericay.
Pressure Issues
First of all, the pressure is checked. Boilers must run at a certain pressure, and it won’t run too much pressure can break the pressure relief valves.
The pressure is set correctly and observed. If the pressure continues to fall, there could be a leak in the Boiler or the surrounding pipes, a blockage in the system or a faulty pressure valve. If the Boiler keeps switching off, it could be due to incorrect pressure.
Leak Detection
Next, we’ll remove the Boiler case and visually inspect the working parts. We’ll quickly establish if leaks are present, usually caused by faulty seals or pressure valves, which can be changed quickly.
Leaks can also occur in the pipework due to poor fitting or corrosion. Faulty pipework and fittings are either refitted correctly or repaired.
Always get a suspected leak seen ASAP, even if the Boiler still functions. It’s only a matter of time before the leak causes the Boiler to fail. Leaks can short-circuit the Boiler, cause internal damage, and damage other areas of your home.
Blockages
If no leaks are present, you could have a blockage somewhere in your system. Over time, debris and limescale (like what you find in your kettle) build up in every central heating system, caused by internal corrosion within radiators.
A large piece of debris can block parts of the Boiler, preventing the correct flow and pressure. Any blockages will be identified and removed by clearing or changing the internal part where the blockage has occurred.
Noises and Sludge
Loud and unusual noises before a Boiler breakdown indicate that the heat exchangers are blocked, causing the component to overheat and eventually fail. It’s always best to inspect your Boiler if you hear loud noises. Investigation and rectification will prevent any damage from being done to the Boiler when it eventually fails.
On discovering severe sludge build-up in the central heating system, we can carry out a Powerflush if you wish. A power flush will clear the system, so it runs and heats properly, saving you money on heating and Boiler repair bills.
Other causes of unusual noises are excessive air in the system or a faulty Boiler pump. Sometimes pumps reach the end of their life and fail or become blocked. We unblock, repair and renew pumps as necessary.
Pilot Light & Thermocouple
For a Boiler to function correctly, the pilot light must be on. You might call us because your pilot light keeps going out. The first thing to check is the thermocouple, a device that regulates the gas going into the Boiler, making sure there’s the right amount to keep the Boiler running.
Faulty thermocouples will continuously fail, so they must be changed. If the thermocouples are in order, then there could be an issue with the gas supply. Your Billericay Gas Engineer will establish the cause of the problem and rectify it, so enough gas always gets to the Boiler, keeping it running.
Frozen Condensate Pipe
In winter, we deal with many frozen condensate pipes. This pipe deals with the wastewater expelled from modern-day Boilers. When pipes are not insulated properly, they can freeze solid, preventing wastewater flow and stopping the Boiler.
We’ll defrost your pipe and apply insulation so it doesn’t happen again. Always ensure any pipes in areas exposed to the cold are sufficiently insulated. This will help protect you from boiler failure.
Thermostat & Radiator Issues
Faulty thermostats can prevent a boiler from working. As they age, they can become inaccurate and fail. Upgrading the thermostat will get your Boiler working again.
Once your Boiler runs, we’ll check your radiators to ensure they’re heating properly. Radiators that heat at the bottom only likely have excessive air in the system. Bleeding will remove the air, allowing your radiators to heat up.
Radiators that heat only at the top and middle are probably clogged with sludge. We can remove any sludge with power flushing if you want a fully clean and functioning central heating system.
