Boiler Servicing
Boiler Servicing ensures your Boiler is running correctly, consuming the correct amount of fuel while being safe to use.
Boilers work hard daily to provide heating and hot water; therefore, maintenance is required to keep it running correctly and reduce the chances of a fault and breakdown.
Servicing also ensures your home breakdown insurance and Boiler warranty are valid. The small print of both always states the Boiler must be serviced annually by a Gas Safe Registered engineer for the insurance/warranty to be valid.
There’s no excuse not to service your Boiler. The process takes around an hour and is inexpensive.
After service, you can rest assured you’re Boilers clean, you’re not wasting money on excess fuel, there’s no carbon monoxide risk, and your insurance and warranty are valid.
The Boiler Service Process
One of our engineers will arrive at your property at the booked time and date.
The engineer will visually inspect the Boiler’s outer casing for signs of corrosion, other damage and signs of carbon monoxide. Then, the case is removed and checked on the interior before it’s cleaned, inside and out.
Corrosion indicates a leak that can occur when seals are loose or corroded. If the casing is damaged, our engineer may be able to repair it. Otherwise, we’ll try to source a new case for you.
The working components of the Boiler are inspected again for signs of leaking, damage or carbon monoxide.
Seals and the pipe work are checked for tightness. The internal parts are then thoroughly cleaned.
Next testing commences
The Boiler pressure is checked and reset if low. The engineer will monitor the Boiler pressure to ensure the pressure isn’t dropping (a fault signal).
Next, the engineer will conduct a gas rate check and test the gas burner to ensure that gas is burned at the correct rate. Too little, and you will have issues. Too much, and you’re wasting gas. The burner is adjusted if necessary, so your Boiler burns gas at the optimal rate.
Next, the flue is tested with a flue gas analyser which measures the rate of oxygen, carbon dioxide and monoxide.
This test confirms that your flue is properly expelling all harmful and potentially poisonous gasses.
The flue is checked to ensure it retains heat and does not let it escape.
Your Boiler needs ten meters of cubic air for every cubic meter of gas burnt for correct ventilation. This is checked for during the service.
Boilers have safety devices taht ensure no damage occours in the event of a fualt and the Boiler having to stop suddenly. Our engineer will check and test all the safety devices to ensure they function correctly.
Once the process is complete, the Boiler is reassembled and switched on. Our engineer will test for leaking gas.
The engineer will ensure all your radiators are getting hot and will bleed them if necessary.
Checks will be made for a carbon monoxide alarm and adequate lagging around condensate pipes. If these are not present (and they should be for safety and to prevent Boiler failure due to frozen pipes), recommendations will be made.
A service record is written for you once servicing is completed. Ensure you keep this record as you may need it at some point in the future. Our engineer will then take payment, tidy up and leave.

The Issues That Cause Boilers To Breakdown
Never ignore Boiler faults. Even if the Boiler still runs, it will likely fail shortly and could end up becoming more expensive to repair.
It’s best to nip Boiler issues in the bud at the start. Otherwise, they can become severe and costly.
The pressure is the first thing to check if your Boilers are not running. Low pressure is the prime cause of Boiler failure, and householders can repressurise the Boilers themselves.
Consult your Boiler manual and repressurise your Boiler as instructed. It’s usually 1.5 bars.
If your Boiler stays at constant pressure, then all is good. It shouldn’t cause you any more issues.
If the Boiler pressure drops again, there’s likely a leak within the Boiler, a faulty safety release valve, a loose or faulty seal or a blockage. An engineer will need to take a look to establish the problem.
Blocked heat exchangers create whistling noises like a boiling kettle. This is an urgent problem that needs immediate attention. If not dealt with, your heat exchanger may be damaged beyond repair, and you’ll likely need a new Boiler.
If your pilot light keeps blowing out, an engineer will need to check the thermocouple, a safety device regulating the gas. After that, adjustment or replacement is usually all that’s required to get your Boiler working again.
Frozen condensate pipes are responsible for many Boiler failures, which occur in cold spells when pipes are not adequately insulated. In addition, sometimes Boiler issues are caused by faulty controls and pumps.
