Do you let a property in Witham? If the answer is yes, then you probably already know the requirement for gas safety inspections and a CP12 certificate? Or maybe you’re an enquiring new Landlord? Either way, we will help you.
Landlords & Gas Safety Inspections
When letting a property, you must ensure it’s safe to let for your tenants. Part of the legal safety requirements includes the Gas system and appliances.
Annual Gas Safety Inspections are undertaken by experienced Gas Safe Registered engineers to ensure your property is safe to let. Following the inspection, a CP12 certificate is issued, which proves your property has been inspected and is safe to let.
Good landlords want their tenants to be safe and stay on the law’s right side. Unfortunately, some landlords ignore/neglect this either purposely or through a lack of awareness.
As a landlord, you could be in a lot of trouble if there was a gas-related accident/incident and your property wasn’t being legally let with the proper certification.
There’s no need to worry. As long as you get your property inspected with up-to-date certificates every year or at the start of each new tenancy, you and your tenants will be ok.
The correct inspection also ensures you stay on the right side of your insurers and the law.

- Our engineer will arrive at your rented property at the agreed time and show you their Gas Safe Id
- All gas appliances are listed. Typical appliances include Boilers, cookers, hobs and fires.
- Each appliance is visually inspected for signs of corrosion or damage.
- The gas connection to each appliance is checked, loose connections are tightened, and faulty connections need replacement.
- Each appliance is switched on, and the gas rate is checked to ensure each appliance burns the correct amount of gas.
- Each gas appliance has a flue, which is inspected and tested to ensure all exhaust gasses are expelled.
- The air supply around each appliance is tested to ensure adequate ventilation.
- Smoke and carbon monoxide alarms should be present in rented properties. These are also checked.
- Once the engineers are satisfied the gas system and appliance are safe, a cP12 certificate is written and presented to you.
- If any appliances or part of the gas system fails, we will always try to rectify there so we can pass your property on the day. In addition, we’ll write you a quote for larger jobs requiring parts or taking significant time.

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe.
Appliances, fittings and flues in a communal area but which may be used by tenants are also included.
You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use by a Gas Safe registered engineer .
Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.
You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide and annually thereafter by a Gas Safe Registered engineer.
You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.
Who Is A Landlord?
In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than 7 years or under a licence .
Regardless of whether you are a landlord under GS(IU)R 98 you may be considered a landlord under other related legislation.
