Welcome to TM Hughes & Son Gas Service Ltd. We offer Gas Safety Inspections and issue CP12 certification.

If you’re a landlord in South Woodham Ferrers, we can help you. When letting a property, you must ensure the Gas system, appliances and flues are adequately checked and safe for your tenants to use.

Only a Gas Safe Registered engineer can undertake a Gas Safety Inspection.

One of our Gas Safe Registered engineers can undertake the inspection and verify your gas system, appliances, and flue are safe to use as per the Gas Safety (Installation and Use) Regulations 1998.

Following the inspection, our engineer will write and issue you a CP12 certificate which proves your property has been inspected by a Gas Safe Registered engineer and is safe and legal to let.

Your property must be inspected every 12 months or at the beginning of each new tenancy (whichever event comes first).

We will write to you a couple of months before your CP12 Certificate expires to ensure you can book an inspection and not miss the deadline.

How A Gas Safety Inspection Works 

First of all, you need to book an appointment. We have many time slots available six days per week.

One of our Gas Safe Registered engineers will arrive at your rented property at your booked time and present their Gas Safe ID. This ID verifies a qualified gas engineer is undertaking the inspection.

The Gas System (pipes and meter) is inspected to ensure safety. Next, the engineer will inspect and test every gas appliance in the property.

Gas appliances include Boilers, Gas Hobs, Gas Ovens, Gas Fires and any other appliance connected to the gas system.

All appliances are visually checked for signs of carbon monoxide, corrosion and damage. In addition, all connections to the appliances are checked for tightness and wear and tear.

The flow rate of each appliance is checked to ensure they’re burning the correct amount of gas. In addition, the flue of each gas appliance is checked to ensure all exhaust gasses are expelled correctly.

Gas appliances require a certain amount of air supply and ventilation. Therefore, the engineer will check and test each appliance.

Carbon monoxide alarms should be present around Gas Appliances. Our engineer will look for these alarms.

Once the inspection is completed and the engineer is satisfied, your property’s gas supply, appliances, flues and ventilation are safe, a CP12 certificate is issued.

The CP12 Certificate includes…

  • The name and the registration number of the Gas Engineer undertaking the Gas Safety Inspection
  • The address of the property inspected 
  • The landlord’s name and address (or the letting agent’s)
  • The date of the inspection
  • The location and a description of each appliance and flue
  • Any safety defects found during the inspection
  • Any action that is taken to remedy the defects
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998
  • The Gas Engineers signature

If the engineer finds any safety defects, they may be corrected during the inspection (if possible) otherwise, you’ll be quoted for the work (defects that require parts and a return visit). 

Once defects have been rectified, the engineer will return, verify the repairs and issue the CP12 certificate.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than seven years or under a licence.

Regardless of whether you are a landlord under GS(IU)R 98, you may be considered a landlord under other related legislation.

Landlords’ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively: residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

The Legislation

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe. Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use by a Gas Safe registered engineer. Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue, which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for two years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.
