I was having trouble finding a local duel fuel fitter to remove my old cooker and install a new gas one. After being let down twice by friends recommended fitters, I went online and found T M Hughes and thank goodness I did!
From the first enquiry I felt I was being listened to and that I was dealing with a very proffessional company. I was given a date and time for a fitter (Dylan) to attend who subsequently did a first class job. He was neat and tidy and put the old cooker outside for me ready for collection.

Are You A Landlord In Hockley?

As a good landlord, you want to ensure your property is safe for your tenants and rented legally. That is why you must have Gas safety Inspections undertaken by a Gas Safe Registered engineer.

A Legal Requirement

Gas safety inspections are a legal requirement for those renting properties and must be undertaken every 12 months or at the start of a new tenancy.

The inspection covers your property’s gas appliances and systems and verifies their safety proving your property adheres to regulations and is safe to rent. (The legislation is included at the bottom of this page)

The engineer will check the gas system, pipework, and connections to all appliances to ensure everything’s safe and usable.

All gas appliances such as hobs, ovens, fires and Boilers are inspected and tested to ensure they are safe for use.

All flues and chimneys at the property are checked to ensure the safe expulsion of exhaust gasses.

All rooms with gas appliances must have a carbon monoxide alarm installed. Our engineer will check that adequate alarms are present.

If your property’s gas system or an appliance fails the inspection, we can make the necessary changes to remedy the fault, so your property passes.

We’ll always quote first for any extra work required. Often we can make repairs during the inspection to ensure minimal disruption.

Following the inspection, the engineer writes a CP12 certificate which you can present to tenants, letting agents and insurers on request.

To ensure your certificate doesn’t lapse, we’ll send you a reminder two months before the expiry date so you can book an engineer in time.

The CP12 Certificate

Once our engineer has passed your property, the CP12 certificate’s written for you and includes 

  • The address of your property
  • Your name and address (the landlord) or the letting agent’s address
  • The date the gas safety inspection took place
  • A description and the location of all gas appliances and flues
  • Any safety defects identified with the gas supply, appliances or flues
  • The work that was undertaken to rectify the safety defects found
  • The name and gas safe registration number of the engineer who undertook the inspection
  • Confirmation that the safety check has included an examination of the matters referred to in paragraphs (a) to (d) of regulation 26(9) of the Gas Safety (Installation and Use) Regulations 1998
  • The Gas Engineers signature

The Legislation

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlordsโ€™ duties to make sure gas appliances, fittings and flues provided for tenants are safe.

Appliances, fittings and flues in a communal area but which may be used by tenants are also included.

You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use by a Gas Safe registered engineer.

Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue, which you provide and annually thereafter by a Gas Safe Registered engineer.

You must keep a record of the safety check for two years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Who Is A Landlord?

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than seven years or under a licence.

Regardless of whether you are a landlord under GS(IU)R 98, you may be considered a landlord under other related legislation.

Landlordsโ€™ duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively: residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.
