Boiler Service Procedure
- The boiler case has been removed and checked for signs of corrosion. Damaged cases can be fixed, or new ones can be obtained. Corrosion is caused by leaking water due to faulty seals and pressure valves (which we can change during the service if necessary)
- The case is thoroughly cleaned on the exterior and interior
- All seals are checked for tightness and wear. Loose and worn seals are changed
- Pipeworks checked for leaks. Any leaking pipes are fixed
- Waterflow and pressure are reviewed and altered if necessary. During this check, we’ll find any blockages that may be present (if your Boiler keeps switching off, you probably have a blockage)
- Every component of the Boiler is cleaned for smoother running. Cleaning also allows us to carry out tests accurately
- Next, we clean the Gas burner, check and adjust to optimal pressure
- A gas rate check is conducted using a gas meter. This ensures your Boiler is using the right level of gas
- A flue gas analyser is used to check the rate of carbon dioxide, carbon monoxide and oxygen to ensure your Boilers safe and efficient
- The flues are checked and adjusted (if necessary) to make sure it’s holding onto valuable heat while expelling all harmful gases
- Your Boiler needs ten meters of cubic air for every cubic meter of gas burned. Ventilation is checked to ensure this
- Safety and relief valves prevent Boiler damage in the case of a breakdown. All valves are checked, making sure they’re working properly

Boilers are very hard-working appliances. The older they get, the more prone they are to failure. Luckily, Boiler manufacturers have made internal components easily interchangeable, so a qualified engineer can change faulty parts when they fail.
Here are some common Boiler faults we come across when repairing boilers in Southend and the surrounding areas
Boiler Keeps Turning Off
Low pressure caused by incorrect pressure, a leak, blockage or failed pump will stop your boiler from working properly and keep switching it off. First of all, we try repressurising the boiler. If the pressure drops, we’ll remove the boiler case and check for leaks.
Leaks often occur from worn seals or when a pressure valve breaks (usually caused by too much boiler pressure). Corroded and incorrectly fitted pipes are sometimes the cause of leaks. Leaks are quickly rectified. Never ignore a leaking Boiler. Always get them fixed before any damage is caused.
If no leaks are found, we’ll check your system for blockages. Blockages stop the correct water flow, lowering the pressure, which then switches off your boiler. Blockages are located and removed. Internal parts that have been blocked will be renewed if the blockage is immovable.
A faulty pump will make your boiler switch off. If no leaks or blockages are found, the pump is checked. Blockages in pumps are removed. We’ll always attempt to repair a faulty pump. Pumps that cannot be repaired are changed.
Broken Heat Exchanger
Heat exchangers can block with limescale and debris, causing them to overheat and fail. Blocked heat exchangers make loud noises before breaking. This is known as kettling.
Other faults can cause your boiler to make unusual noises. Never ignore these noises. They are a sign that your boilers are going to break down shortly. Getting your boiler checked before it malfunctions will prevent potential damage and save you the inconvenience of not having heating and hot water.
Broken Thermocouple
The thermocouple is an essential heat sensor that manages the gas the boiler uses. If the pilot light gets blown out, the thermocouple cuts the gas supply, preventing a build-up of unburned gas—a standard safety feature on all boilers.
If the thermocouple fails, gas won’t be supplied, and your boiler won’t operate. This is the most common reason why pilot lights keep blowing out. If the thermocouples are fully functioning, there could be an issue with your gas supply. For instance, the gas stopcock could be partially closed, preventing full gas flow.
Frozen Pipes
All modern condensing boilers use condensate pipes. As waste gas becomes water, it’s expelled outside via the pipe. If the pipes are not properly insulated, they can freeze when temperatures plummet below zero, stopping the boiler.
The pipe needs defrosting and insulating for the boiler to work and prevent future freezing.
Old Thermostats
Old thermostats can produce problems preventing your boiler from working, such as turning on and off randomly and not registering at the correct temperature. If your thermostats are not working or are no longer accurate, they will be renewed.

Powerflush Your System
Over time, limescale and debris (known in the trade as sludge) will build up in your system. Preventing your radiators from heating properly increases the likelihood of a blockage and damage to your boiler. Radiators that don’t get hot at the bottom or middle have a sludge build-up and will need power flushing. The process involves continuously pumping chemicals around your system until the sludge is removed and water can run freely.
Insulate The Condensate Pipe
Make sure your condensate pipe is properly insulated to prevent freezing in winter. Pipe insulation can be picked up cheaply from your local DIY store. If you’re unsure or can’t for any reason do it yourself, we can insulate the pipe for you.
